Where people get stuck
You know HMOs work.
Nobody will show you the numbers.
You've watched hours of property content and still couldn't tell anyone what a deal actually costs, start to finish.
Article 4, C4, Sui Generis, licensing — everyone mentions them, nobody explains which ones apply to you.
You've got capital sitting in a property and no idea whether to sell it, convert it, or refinance it.
You've been quoted for work and had no way of telling whether the number was fair, or what it should have covered.
The courses that would tell you cost five figures and come with a mentor you'll speak to twice.
You'd rather see one real project properly than another twenty-minute video about mindset.
By the end of it
You'll know how to
run the whole thing
Find the right property
Read an area properly — Article 4, transport, demand, room rates — and know what makes a building convertible before you view it.
Stack the deal
Run the numbers with the same analyser Mitch uses, and know what a good one looks like against two of his own projects.
Fund it
Bridging, development finance, day-one loans and private investors — including how to package a deal so a lender says yes.
Build it
Seven weeks on a live conversion, week by week, so you know what's coming before your builder tells you.
Fill it
The design and branding that lifts rents and cuts voids, walked through on two finished properties.
Run it
Licensing, compliance and the management systems that keep a portfolio working once the build is done.

on day one
The course
Sourcing through to letting, in the order you'll actually need it. Every module built on a property Mitch developed himself.

Goal setting, visualisation and the discipline side, plus how the course fits together.
5 lessons · 1.2 hrs
Why the model works, the demographics behind demand, and an honest look at saturation.
5 lessons · 1.5 hrs
Personal name vs limited company, trade vs investment, incorporation, and your power team.
7 lessons · 2.0 hrs
C4 and Sui Generis, Article 4, demand, remote viewings, valuations, and two real deal analyses.
16 lessons · 4.5 hrs
The capital stack, worked bridging and development examples, and the private investor process.
12 lessons · 3.5 hrs
Party wall explained with a self-serve process, and when CDM 2015 applies to you.
3 lessons · 1.0 hrs
Seven weeks on a live conversion — layout, structural work, first fix, through to completion.
7 lessons · 2.0 hrs
Interiors that lift rents and cut voids, walked through on two finished SPACES properties.
3 lessons · 0.8 hrs
Licensing, plus a full walkthrough of the COHO platform including financial integration.
3 lessons · 1.7 hrsSite tours
Tours Mitch has already run, filmed and kept. Walk real HMOs at every stage — rip-out, mid-build and finished — with the numbers behind each one talked through on camera. You are watching them back rather than attending, which means you can pause on the bits that matter to you.
Four of ten. The rest are inside, along with the pre-development tours.
Q&A vault
Investors bringing real deals and real problems, and Mitch working through them unscripted. Ninety minutes to two hours each. These are recordings of sessions that have already happened — there is nothing to attend and nothing in the diary.
Four of eleven. Somebody has already asked the awkward question, and it is answered in here.
Podcasts & series
The long-form stuff. Mitch interviewing other developers and financiers, and a series filmed inside the working week of a live project.
Four of eighteen. Podcasts, masterminds, webinars and the tax sessions are inside.
Calculators & tools
The spreadsheets Mitch runs his own appraisals through. Not simplified teaching versions — the actual working files, yours to use on every deal you look at from here on.
All six, because these are the ones people use every week.
Templates & legal
The paperwork, already done. Agreements you would otherwise pay a solicitor to draft from scratch, plus the compliance side every HMO has to satisfy before it can be let.
Six of thirteen. Party wall notices, waste and parking packs and the rest are inside.
When you finish
Finish the course and
Mitch gives you 45 minutes
Not a sales call. Forty-five minutes on your situation — a deal you're looking at, a building you already own, whatever you're stuck on. In person or by phone, whichever suits.
Mitch charges £300 an hour for one-to-one time. This is the only way to get it as part of the course, and it costs you nothing beyond finishing what you've paid for.
How it works
- Complete all nine modules. The platform tracks it, so there's nothing to claim.
- Send us a short note on your project beforehand, so Mitch turns up knowing your situation.
- Book it within twelve months of joining.
- There's no one-to-one time before or during the course — this comes at the end.
People who've done it
In their
own words
From members of the HMO Academy, which closed in December 2025. They are talking about the teaching material — the same lessons, recordings and tools that make up the course today.
I really appreciated the content and the insights shared. It’s clear how much thought and experience has gone into creating this. I value what I’ve learnt and the effort that’s gone into the course.StephPrevious HMO Academy member
It has honestly been a pleasure. I don’t think there is any HMO program out there quite like this.MichaelPrevious HMO Academy member
The work itself
Every module is built
on a property he owns
The Lofts, Westcliff-on-Sea. These are the real figures for that project, not a worked example.

The same space at rip-out and on completion. The course walks through how a room like this gets costed, specified and let.
Who's teaching it
He left school and did
a locksmith apprenticeship

Mitch had his own business by 23, bought his first home at 24 and rented out the spare rooms. Everything since has been built from there — no inheritance, no shortcut, and nothing he hasn't done himself.
